The layout decides whether the kitchen works
Most South Shore kitchens we open up were built in the 1950s–1980s as closed rooms. The most valuable change is usually not a countertop. It is moving a wall, a window or the sink so the room works for how people cook and gather now.
We start with how you use the space, check what is in the walls (plumbing stacks, ductwork, bearing loads), and only then talk about finishes. That order is what keeps the budget from moving during the job.

Scope
Three levels of kitchen remodel
Knowing which one you are planning is the fastest way to a realistic budget.
Same layout, new kitchen
Cabinets, counters, backsplash, lighting and appliances replaced in the existing footprint.
- Plumbing and gas stay put
- Fastest and most predictable
- Usually 5–7 weeks on site
New layout
Sink, range or island moved; walls opened; windows changed. Where most of the function improves.
- Bearing wall removal needs an engineered beam
- Plumbing and venting rerouted
- Usually 8–12 weeks on site
Kitchen + addition
A bump-out or rear addition that gives the kitchen the room it never had.
- Foundation and exterior work
- One permit, one schedule
- See Home Additions for timing
Planning
Decisions to make before demolition
Bearing walls
Opening a kitchen to the living room often means a flush beam. We size it with an engineer and include it in the permit.
Electrical capacity
Induction ranges, double ovens and heat pumps add load. Many older homes need a panel upgrade.
Ventilation
Range hoods over 400 CFM require make-up air under Massachusetts code. Plan for it early.
Cabinet lead time
Semi-custom cabinets take 4–10 weeks. We order before demolition so the kitchen is not empty for a month.
Living without a kitchen
We set up a temporary sink and counter area so the house still works during the build.
Selections up front
Counters, tile, fixtures and appliances chosen before we start. Mid-job changes are what make kitchens late.

FAQ
Kitchen Remodeling: questions homeowners ask
How much does a kitchen remodel cost on the South Shore?
Most of our kitchen remodels fall between $55k and $140k. Keeping the layout is the biggest saving; moving plumbing or removing a bearing wall is the biggest cost increase.
How long will we be without a kitchen?
Typically 6–10 weeks of construction. We order cabinets before demolition and set up a temporary sink area so you are not without water.
Can you remove the wall between my kitchen and living room?
Usually, yes. If it is bearing, we install an engineered beam, often flush with the ceiling, and include it in the building permit.
Do I need a permit for a kitchen remodel?
In Massachusetts, yes for anything beyond cosmetic work: electrical, plumbing and structural changes all require permits and inspections. We pull them.
Do you help with design and selections?
Yes. We produce the layout and cabinet design, and guide you through counters, tile and fixtures with a clear allowance for each.
